Indian housing market- Affordability scenario for 2026

Many analysts and experts have been analyzing the housing markets since December 2025, and the signs have remained relatively positive. Going into the new year, 2026 has shown some promising signs of hope that this trend will continue to help many prospective buyers secure affordable homes in the country.

For 2026, the tone is set by many real estate analysts and experts in December 2025. This is predominantly unanimous among many of the experts, stating the fact that the housing demand did see an uptick with consistent demand across the country. This is predominantly driven by the central bank policy changes. With the new governor of the RBI (Reserve Bank of India) stepping into the scene and careful calibration of the interest rate policies, the demand for homes has seen a slight growth.

Most of the demand (in the Indian Housing Market) is seen in the regions where offices and workplaces are present. This is to account for the easy commute and better work-life balance. This has seen a demand for homes in those regions. With the reduction in interest rates, the affordability of homes has improved in suburban and peripheral regions in India. This, along with the steady rise in the income levels have also contributed to the cause. This has helped the housing sector to see sales of close to 0.4 million units in 2025. This is an improvement compared to the previous year's numbers, as per multiple reports.

Trend in 2026

Going into the new year, the trend is likely to continue with many states having gone in for infrastructure enhancements and also expansion projects taking the forefront. This will spur some high levels of demand for housing going into 2026. And depending on the income growth and the purchasing power of our Indian consumers. High chances of an increase in the demand for gated community homes, upscale apartments, and ownership of multiple vacation homes across India are likely scenarios.

Another segment that could see a spurt in growth is likely the sustainable homes with infrastructure catering to the eco-friendly materials being used; energy-efficient building materials being utilized could see an increase. Also, many of the redevelopment projects in many of the Tier I cities, such as Ahmedabad, Bengaluru, Chennai, Delhi, Hyderabad, and Mumbai, could forge into many more reusable spaces to cater to creating affordable homes and better living spaces for families.

2026 could see a year of promise, carrying forward the progress made from the previous year due to multiple policy changes and market developments. This could probably be a good growth trajectory for the country, unless any unforeseen developments take place on the global front. At the moment, the picture so far looks promising.
